Deciding to sell your home is a big decision and there are so many things that need considering that how you present your home can sometimes be forgotten. The good news is that there are simple changes you can make that can make huge difference to the amount of interest you get from buyers.
See our top tips below:
Put your excess possessions into storage or give them to a friend. All surfaces should be clutter free so that potential buyers can envisage what the property would look like if they were living there. Consider removing any bulky furniture and replacing it with smaller items. We would recommend doing this before the viewing stage and when the estate agent is taking photographs of your property.
2) Refresh your home with a lick of paint
Remember that your tastes aren’t the same as everyone else’s and loud wallpaper and bright paint aren’t for everyone. Paint your walls a sophisticated, neutral colour that allow potential buyers to imagine how they would adapt your home to their tastes. Neutral colours will also mean that buyers can move in straight away as opposed to having to redecorate first.
3) Focus on the kitchen
The kitchen is the most valuable room in the house when it comes to buying. It can really sway the decision if a buyer is unsure. Again, remember to declutter the surfaces and remove any bulky appliances. The kitchen should be clean, bright and inviting. Consider baking bread or a cake before any potential buyers come round to really make it homely.
4) Consider decorations
Carefully place mirrors around your house to instantly make the rooms appear bigger. Don’t have too many personal photos as you want buyers to imagine living in your house and again, consider your choice of artwork carefully as your tastes might not appeal to everyone.
5) Finishing touches
Before you have your photographs taken or book a viewing, take a walk around your home with a critical eye. Take away anything that doesn’t improve the look of your home, such as piles of magazines on the coffee table, an overflowing bin in the kitchen. And remember, a vase of flowers can go a long way!
